    How to Choose a Vacation Rental Manager in Los Cabos: 12 Questions to Ask (Including Us)

    Handing a stranger the keys to a home you love — and letting them host other strangers in it — deserves more diligence than most owners give it. The good news: a few direct questions expose the difference between a professional operation and a listing babysitter very quickly. Here are the twelve we'd ask anyone, including ourselves.

    Money questions

    • 1. What is your management fee, and what does it include? Cabo rates run roughly 10–30% by service level. The number matters less than what's inside it — ask what costs extra.
    • 2. How do I get paid, and when? Look for a fixed monthly schedule and a named person to call.
    • 3. What does your owner statement look like? Ask to see a real one. If they can't show you a clear monthly statement — nights, occupancy, revenue, fee — that's your answer.
    • 4. Who keeps the extra fees? Cleaning fees, upsells, late checkouts: know the split before you sign.

    Guest questions

    • 5. How do you vet guests? Age minimums, ID verification, deposits, house-rules acknowledgment — 'Airbnb handles it' is not an answer.
    • 6. Who answers the phone at 2 am? On-island staff or an offshore call centre? Ask where the team actually lives.
    • 7. How do you handle parties and rule-breaking? You want a manager with a process, not a shrug.

    Home questions

    • 8. Who inspects the home between stays, and how often? Cleaning is not inspection. Ask who lays eyes on your property and what they check.
    • 9. How is maintenance handled and billed? Approval thresholds, markup on repairs, and preferred-vendor relationships all belong in writing.
    • 10. What happens in hurricane season? Shutter plans, monitoring, and communication — a Cabo-specific question every real local manager answers instantly.

    Performance questions

    • 11. How do you decide nightly rates? Seasonality, events, and gap-night strategy — ask for the reasoning, not just software names.
    • 12. Can I talk to two current owners? References from owners with homes like yours beat any review page.
