Vacation Rental Management Fees in Los Cabos, Explained (2026)

Most vacation-rental managers in Los Cabos charge between 20% and 30% of rental income for full-service management. Booking-only or half-service plans typically run 10–15%, while premium villa-level service with concierge and staff management can run higher. The honest answer to “what should I pay?” depends entirely on what's included — which is what this guide unpacks.

The three fee models you'll meet

    • Commission on revenue (most common): the manager earns a percentage of every booking — incentives aligned, no bookings means no fee
    • Flat monthly fee: predictable, but the manager earns the same whether your calendar is full or empty
    • Hybrid or guaranteed-income deals: a fixed payment to you regardless of occupancy — lower risk, and meaningfully lower upside

What full service should actually include

    • Listing creation and channel management (Airbnb, Vrbo, direct)
    • Pricing management across seasons and events
    • All guest communication, screening, and support during stays
    • Housekeeping and turnover coordination
    • Maintenance monitoring with trusted local trades
    • Monthly owner statements: gross revenue, fees, expenses, net payout
    • For luxury homes: concierge service that drives reviews and repeat guests

Questions that separate good managers from cheap ones

    • What exactly is excluded from the commission? (Cleaning? Maintenance markups? Supplies?)
    • How do you set and adjust nightly rates through the year?
    • What does your average owner statement look like — can I see a sample?
    • Who answers the guest at 11 pm, and from where?
    • How do you protect the home — screening, deposits, inspections?
    • What happens if I want to use my own home in high season?

    Cheapest is rarely cheapest

A manager charging 15% who under-prices your winter weeks, misses gap nights, and churns through cleaners will net you less than one charging 25% who fills the calendar at the right rates and keeps guests coming back. Judge managers on net owner income and the condition of the home after a year — not on the headline percentage.
